What does it show?

• The Market Intelligence page shows Airbnb Market Data (Occupancy, ADR, RevPAR, Occupancy Pickup). The data is indexed to your property to facilitate detecting and comparing market movements.
• Example ADR Index: The indexing of Airbnb market ADR is calculated relative to your property's ADR (ADR of next 12 months on a rolling basis). This index allows for easy comparison of Airbnb prices in the market, indicating whether they are higher or lower than your ADR.
• Also, the Market Intelligence highlights dates with high demand on Airbnb + general numbers about the market (active listings, nights sold, booking window & length of stay)

How is the Airbnb Demand Score calculated?

• To calculate the demand score of the market, we create a booking curve based on average occupancy rates and how far in advance those properties were booked in the previous twelve months. This allows us to analyze real-time booking fluctuations from this standard booking curve to identify high and low demand periods. Demand Score is a scale from 1-10, a score of 1 represents low occupancy (low demand), while a score of 10 represents high occupancy.
