What does the 'Closed Room' feature in RoomPriceGenie do?

The correct inventory and availability data is essential for accurate price calculations in RoomPriceGenie. Occasionally, you may need to block some of your units in your PMS/Channel Manager for various reasons such as units being out of order, under maintenance, or just not for sale at the moment.

Depending on the PMS/Channel Manager connection, we need to make use of the feature within your RoomPriceGenie account. Not all integrations send us the correct inventory or availability data. Meaning the inventory data we receive from your hotel system is not distinguishing between a unit not available anymore due to a reservation or a closeout. Instead, RoomPriceGenie interprets it as sold when you mark a unit as closed in your PMS/Channel Manager. The algorithm ‘thinks’ you’ve sold this unit and therefore may give you a higher price recommendation.

To prevent this from affecting the pricing, you have the option to close these units within RoomPriceGenie, as well. By doing so, you can exclude them from the calculations and ensure that they don't count up to the total availability you offer to your guests. The algorithm will 'ignore' those closed units from the price optimization.

Please note that closing rooms in RoomPriceGenie will not close the rooms for sale in your PMS/Channel Manager. It simply removes these rooms from the price recommendation calculations in RoomPriceGenie to avoid pricing too high.

If you are connected to any of the integrations below, please ignore the Closed Rooms feature. For those, we are able to automatically detect closed units from your PMS/Channel Manager. Meaning the data distinguishes between a unit not available for sale due to a reservation or closeout.

When should I identify units as Closed in RoomPriceGenie?

Closing rooms in RoomPriceGenie is recommended when you have a significant number of units closed for a longer period of time. If you only have one or two rooms closed for a day or two, it won't significantly affect the price recommendations.

For example, if you have 10 units in total and 4 rooms will be closed for the next 3 months due to maintenance, you can identify those 4 rooms as closed in RoomPriceGenie.

It's important to close the units in RoomPriceGenie that are no longer available for guests to book on your channels, in addition to closing them in your PMS.

The calendar and the chart view give you a nice overview of the period being identified as closed within RoomPriceGenie.

Caution: To ensure accurate occupancy values, it's crucial that the closed rooms in RoomPriceGenie match the closed rooms in your PMS/CM. If these two don't match, you may see negative occupancy values in your RoomPriceGenie occupancy calendar. If the mismatch is minimal, it won't significantly affect the prices.

Additionally, if you have multiple room types, you need to close the correct number of rooms for each room type.
